Towards the end of the year, many potential home Sellers ask this question…”Should I sell my home during the holidays?” They typically will then ask if it is better to wait until after the New Year or during the Spring season?
There is no set answer and every Seller has their own, personal motivation and circumstance for selling their home.
Many Sellers think it is better to wait because of having fewer Buyers during the busy holiday season. There is no denying that the end of the year can be busy and hectic. For many, there are increased social demands, dinner engagements, parties, gift shopping, traveling, family and guests visiting…etc. At first glance, the busiest time of year does not really seem to be a great time to sell a home.
However, there are several advantages…especially here in Florida.
Here are some advantages of selling your home during the holiday season:
If you live in Florida, you know what I am talking about. There are thousands of people that flock to the sunny state of Florida during the months of October through April to escape their cold weather state. Well many of these snowbirds are also investors. They may be renting but wanting to make a purchase.
Before becoming a full-time Real Estate Agent, I had a 9-5 and looked forward to my time off during the holiday season. This can be a prime time that allows home buyers to view properties.
Serious home buyers
If a buyer is actively searching for a home in spite of the increased demand of the holiday season, they typically are motivated and serious in wanting to make a purchase.
There are still Sellers that will wait to list their home until the New Year. When the motivated buyers are looking for homes, there will be less competition. This makes it more likely that the buyer will check out your home!
An additional benefit of selling during the holiday season is that buyers may get their loans approved quicker than they would during the Spring or Summer markets, when everyone starts selling again. Some lenders may be less busy during the holiday season.
Smart home buyers are aware that there are a number of tax benefits and they can write off some of the expenses of the home purchase. There are usually a number of tax benefits they can take advantage of, including deductions for mortgage interest, private mortgage insurance premiums (PMI) and tax credits for real estate taxes. The possible tax benefits may also increase the buyer’s motivation to get a house purchased before the New Year.
So if you are willing to put your home up for sale during the holidays, you may be rewarded with motivated buyers and a quick sale!
